I know how you feel we lost a 1,600 acr lease that we had for 8 years and we shot only big bucks off the property.

If i would have known we were losing it i would have taken a lot more deer, been sick about it all season.

post the info. when you get it you never know ?  I just bought some hunting land or I'd look at it myself and would have been happy to have you continue hunting, there may be others on here like me that are looking for land as well.

That sucks.

I 'lost' my mother on Christmas eve in 2008- and she was hooked up to the care-center money drain.

Seems like the people that are the most important to the patients: are those that are paid the very least.

 Something for all of us to think about as we get older.

 It takes a split second to have a stroke; and that can at any time of your life; leave legal issues up to courts and realities that we just plain do not like.

Talk to a legal professional now about estate planning !

I have had relatives and my wife's grand parents distributed much of what they had ahead of time so they didn't have assets.  I have also heard people putting stuff like land in a trust to protect it for their family.  From what I have heard if you don't have money they can't bleed you dry, and they have to take what Medicare pays instead of everything they can take from you at whatever rate they want to charge.  I wouldn't go down without trying everything.  Maybe you could even sell half or some lots if you had to do it to get it worked out, but at least you would still have some land left.

Find out who's buying it when it sells. There are still windows of options, unless hunters are buying it. While leasing is a dirty word to some, it's reality now, like it or not.

Property taxes alone make it so for many land owners.

If hunters aren't buying it, the present owner could mention that you want to lease right off the bat, at the closing.

If hunters aren't buying it in todays reality, if it's prime ground, if you don't lease it, more than likely someone else will.  

It blows, I know. But it is what it is.

Hey guys,
Thanks for the help.

First, let me say I am NOT upset to sell it to pay Ma's care. She worked her whole life,she deserves the best.

It is in a 3 way partnership with her sister and another of her sister's heirs. I am the power of attorney for Ma ,but have to work with the other owners to set price and sell.

Anyone interested ,feel free to call me or pm me. We have 6 months. 660 734 2113

Farming it just doesn't pencil the payments for me,so I don't think I want any part of it.

As said above,get your stuff in order,3 years age ,she lived alone and took care of herself.Now she needs 24 hr care, she stayed with my sis as long as possible,but had to be admitted to a nursing home to have round the clock care.

It was too late by the time we knew, I wish with all my heart I could change something......
