Schnee Boots failing?

I have a pair of Schnee Guide Boots that I bought over 10 years ago. The original bottoms lasted over 8 years before needing to be replaced. I sent them back to Schnee to be refurbished. It's been less than 2 years and the top side of the rubber bottoms are cracking and leaking. Has anyone one else had this happen with their boots?
I've sent a email to Schnee's to see what kind of warranty work they will do to fix this problem.

I was instructed by Schnees to send the boots back to have the rubber bottoms replaced. We'll see if they cover them under warranty.

The service manager from Schnee's contacted me after my boots arrived. They are going to replace the rubber bottoms at NO charge. So they are standing behind their product. I have a question, does anyone know of anything that can be applied to the rubber bottoms to help keep the rubber supple to avoid cracking?

Is it the sole or the midsole that you're referring to?

I've had midsoles deteriorate on multiple brands of boots. It's an age thing.

I'm actually interested in getting a pair of Schnee granite boots.

My Lowa Tibet Hi's have been resoled but now my heel has worn through the lining on the inside.
Thick fog slowly lifts

Mine are their rubber bottom Guide pack boots, similar in style to the Bean Boot. I have not had any of their hiking style boots
